The Sea Island Beach Club property had very limited lay down areas and virtually no parking. Bid documents were reissued over 182 times incorporating hundreds of revisions throughout the course of the project. The 150,000 sq ft pool deck, three pools, three spas, a pool bar, private cabanas, and a pool support building were added with only four months remaining for the grand opening. A full size Surf Shop was added with two months remaining. There were over 800 chandeliers and wall sconces custom-fabricated of wrought iron. The bid package was limited, with only fixture counts and a brief description of each type. No weights or dimensions were available to estimate installation labor for the custom lighting fixtures. The six chandeliers in the Banquet Hall were 7 feet in diameter and 6 feet tall weighing over 350 pounds each. The Beach Club had one 5000A and one 3000A commercial 208V services and one 3000A residential service backed up with a 600KW generator and three automatic transfer switches. Four 600A motor control centers provided power for the air conditioning and heat. Forty-five miles of conduit and two hundred thirty-five miles of cabling were installed throughout the building. Regency Electric assisted in engineering both the power and lighting design. All of the underground electrical work was carefully planned and coordinated to protect the environment. Despite all the obstacles encountered, the Beach Club was opened on time.
